Living in Platte Park

Broadway's backyard.

Platte Park takes its name from the old Platte Park subdivision, but its modern identity comes from South Broadway — Antique Row, breweries, music venues, and some of the metro's best independent retail. The residential blocks behind Broadway are classic Denver bungalow territory, increasingly walkable as the corridor keeps filling in. The University of Denver and Washington Park are both close enough to shape daily life.

Housing is predominantly early-1900s bungalows and Victorians on smaller lots, many updated, with alley-loaded garages and a growing number of tasteful pop-tops and duplex infill. Lot sizes run small, which keeps entry prices below the park-adjacent neighborhoods — one of the area's real advantages. Original character is the draw; square footage is the compromise.

Platte Park suits buyers who want walkability and character on a relative budget — first-time buyers who will actually use South Broadway, DU affiliates, and anyone who prefers a lived-in block to a polished one. It has been appreciating steadily as the corridor improves, and the location math keeps getting better.

Small lots and alleys mean parking strategy matters — verify garage access and alley condition, not just the house. Broadway noise reaches the first few blocks east and west; we will visit at different times of day so you know what you are buying. Older bungalows hide the usual suspects: aging sewer lines, unpermitted basement finishes, and additions of uncertain vintage. We dig into permits so the charm does not come with hidden costs.

South Broadway is the living room — Antique Row browsing, brewery patios, live music rooms, and some of the best casual dining in the city. The residential blocks behind it stay quiet and neighborly, with alley conversations and front-porch culture. DU events and Wash Park spill over on weekends. It is an unpretentious, walkable, slightly gritty urban life, and the people who choose it tend to stay and dig in deeper.
